HOTEL GYM ANALYSIS WITH JOHAN HALLVARS

A better hotel gym.
Fewer costly purchasing mistakes.

More than 23,000 hours of personal training on the gym floor, his own gyms and responsibility for the entire Villa Dahlia gym. Johan uses this practical experience to help hotels make sound choices before ordering, with the aim of reducing purchasing mistakes and the gym’s total cost.

FUNCTION & ECONOMICS

The hotel’s needs
guide the purchases.

Requirements before orders.

Start with the guests, the space and how it is used. Johan assesses what can stay and what needs adding, helping to avoid unnecessary purchases.

Compare what you actually get.

Johan makes quotations comparable and negotiates actual discounts and terms directly with suppliers. Final price, scope and costs over time are considered together.

Choose for the whole gym.

Machines, cardio equipment and free weights can be combined from different brands. Function, placement and visual design are coordinated into a coherent environment.

Suppliers typically optimise their own product range. Johan takes responsibility for the hotel’s overall function, flow and economics, so purchasing decisions follow the hotel’s needs.

ADVICE & ANALYSIS

Part of the hotel’s
complete guest experience.

The gym needs to work for guests and feel like part of the hotel. The analysis covers guests and use, the space and flow, equipment, purchasing information, operations, and the hotel’s identity and guest experience.

Design advice covers colours, materials, flooring, ceilings, lighting, mirrors, plants, storage and the visual design of equipment. Observations, recommendations and open questions are kept distinct.

FROM NEEDS TO DECISIONS

Assess first.
Invest with a clear basis.

  1. Understand the assignment.

An online needs meeting and review of available information clarify how guests use the gym, the hotel’s goals and the questions that need answering.

  2. Walk through the space.

A site walkthrough of up to four hours provides observations on the room, flow, equipment and the experience the gym creates.

  3. Examine the options.

Equipment that can stay, possible additions and normally three main quotations are assessed against the same needs. Requirements for technical checks are made clear.

  4. Bring the next decisions together.

The five written deliverables are discussed in a feedback meeting. One consolidated revision round is included.

EXAMPLE OF A DEFINED INITIAL ASSIGNMENT

How we could start.
Based on your hotel.

A defined initial assignment for an existing hotel gym could look like this: SEK 49,000 excluding VAT for the scope below.

This is an example of an initial assignment. The final scope and quotation are tailored to the hotel’s needs and approved by the hotel before work begins.

Included in this example

  • One online needs meeting.
  • Review of available information.
  • A site walkthrough of up to four hours.
  • Comparison of normally three main quotations.
  • Five written deliverables.
  • One feedback meeting.
  • One consolidated revision round.

Delivery target

The analysis, prioritised action plan and equipment proposals are delivered within ten working days of the completed site visit and receipt of all required information. Comparison of normally three main quotations is included once complete quotations have been received. This target does not cover ordering, equipment lead times, installation or commissioning. Those stages follow supplier lead times and a separate project plan.

Further project support

The analysis provides direction for function, equipment, the look and feel of the space, and implementation. Delivery coordination, on-site attendance during installation and staff introduction must be scoped and priced separately.

Johan negotiates directly with suppliers but may not accept quotations, place orders or financially commit the hotel. The hotel approves and signs.

Smaller specialist items may come from additional suppliers.

Detailed design, technical inspections, construction documentation, installation, purchasing authority, construction management and ongoing operations are excluded. Architectural and structural engineering work are also excluded.
